Stages of Construction Management


Construction professional Jeff Lambert has been working in the industry since 1991. He serves as owner and chief executive officer of Ocean Bluff Development, LLC, located in Marshfield, Massachusetts and the USVI. Through his company, Jeff Lambert provides services such as general contracting and construction project management.

Construction project management is the process of applying means, methods and techniques to meet the requirements of a construction project. The first stage of a construction project, the design stage, begins with the high-level concept, which is then taken to the detail level by the creation of a schematic design. The design is refined to such a point that contractors can bid on the work.

The pre-construction stage comes next. Project resources are identified, and the project site is investigated. In the procurement stage, materials needed for the construction are purchased.

Finally, the construction stage commences. During this stage, resource issues such as working hours and access to the site are defined and managed. Site setup is undertaken, including storage of materials.

Delivery of materials and schedule of payments are monitored while assuring quality of the construction. Lastly, the completed project must be validated against the requirements.
